How we work.

 

Before considering the requirement for any remedial work, the exact cause needs to be established. There are many possibilities, and each requires the appropriate action. Is it dry rot or wet rot? Is the woodworm active or not? Is the damp rising or could it be condensation? 

Surveys are free although a charge is made for any written reports that you may require, as these so thorough that they are often passed to our competitors. Surveys are essentials so that the correct solution is applied. It is better to identify all issues and causes and to have the correct remedy applied. The cost of the survey is refunded upon completion of the project.

 

Our surveys are carried out in accordance with British Standard (BS6576:2005) and PCA Codes of Practice which meet the requirements of building societies, banks and local authorities. 

 

All reports and quotations are e-mailed to the relevant parties in order to reduce turnaround time.
 

Thermal Imaging Surveys
 

The quickest and most effective way to find water damage and heat loss in any building is by using high resolution thermal imaging equipment and additional inspection systems.

Our certified surveyors have extensive experience and success in the locating of moisture and leaks within floors, walls and roofing systems, and then applying the most effective remedy.

 

A thermal imaging survey is an extremely accurate and cost effective method of water and heat loss. It is non-invasive and so removal of carpets, floorboard, plaster etc. is not required.

Rising Damp.

 

Rising damp is water coming up from the ground, which causes cosmetic and structural damage to a property, and in extreme cases, even health issues to residents.

Symptoms of Rising damp include:

  • Tidemarks along the base of the brickwork internally or externally

  • Flaky plaster or stained, peeling wallpaper.

  • A band of salt that’s drawn out of the plaster or rendering

  • Crumbling plaster at low level

Action required:

 

Removal and re-connection of your radiators, replacement of covings, skirtings and electrical sockets.

Even though it is a common problem, rising damp is often mis-diagnosed. If you have any symptoms of rising damp, a thorough investigation should be carried out by a qualified surveyor.

The process includes chemical damp injections (only if absolutely necessary), waterproof rendering and vertical damp proof membrane systems. All our damp treatment works are guaranteed for 20 years.

Penetrative Damp.

Penetrative damp is known technically as ‘water ingress’ and refers to any moisture seeping into the fabric of a building other than through Rising Damp. Penetrative damp can cause structural and cosmetic damage to a building, and health issues for residents if left untreated for a prolonged time.

Symptoms of penetrative damp

  • Peeling wallpaper

  • Plaster falling off walls

  • ‘Blown’ plaster

  • Internal plaster stained

Action required:

 

Working out the cause of penetrative damp involves careful detection work. The source of the damage can be obscured by climbing plants and roots which can undermine the foundations of a building and causing breaks in damp courses.

 

Assessment also requires a thorough knowledge of structural requirements to manage moisture, such as necessary underfloor ventilation.

Our penetrative damp treatment solutions include unblocking gutters, repairing leaking pipes and uncapped chimney pots, replacing defective external plasterwork with our waterproof rendering system, making good internal plaster.

Condensation.

Condensation is the most common form of unwanted dampness in buildings which is caused by moisture in the air condensing when it comes into contact with a cool surface. 

Condensation is usually a winter problem which can lead to fungal decay in timbers, mould on walls, stained curtains and decayed window frames and left untreated mould can lead to respiratory problems for residents.

Symptoms Of Condensation include:

  • Black spot mould (Aspergillus Niger)

  • Water running down windows, walls or pipework

  • Stained curtains

  • Decayed timber around window frames or doors

Action required:

If you are experiencing condensation problems then you need a specialist surveyor to assess the cause and propose solutions.

It is possible to implemented some solutions yourself by not drying clothes indoors and by placing fans in high-moisture areas. Other solutions require qualified experts such as treatments which improve the insulation of cold surfaces with thermal dry linings or by creating additional ventilation with the installation of air bricks or vents.

We’ll advise of all actions that can be taken to improve upon the problem areas, along with the expertise required for the more complicated solutions.

Flood Damage.

The most pressing issue is of course the amount of water that needs extracting from your property and the removal of any items still present.

 

We have incredibly powerful water extractors and dryers that can process gallons of in the space of a day, which will also keep the humidity under control.

We will then carry out a report for the work carried out for your insurer.

 

Once the drying process is complete, we will then carry out a second survey to evaluate the extent of the damage and associated costs to repair and restore to your requirements.​

 

If further remedial works are found to be necessary such as odour and mould removal, then our trained technicians will carry out the most appropriate treatments professionally, expertly, and with the minimum of disruption.
